X.________ filed an appeal in a civil tenancy matter against a cantonal judgment of the Fribourg cantonal court. Vu le recours interjeté par X.________ contre l'arrêt du Tribunal cantonal de l'État de Fribourg du 19 avril 2010 dans la cause précitée.
Vu l'ordonnance du 2 juin 2010 invitant le recourant à verser une avance de frais de 4'000 fr. jusqu'au 18 juin 2010;
Vu l'ordonnance du 29 juillet 2010 fixant au recourant en application de l'art. 62 al. 3 LTF un délai supplémentaire jusqu'au 30 août 2010 pour payer l'avance de frais;
Que l'avance de frais requise n'a pas été effectuée dans le délai imparti par l'ordonnance du 29 juillet 2010.
Que le recours est dès lors irrecevable faute d'avance de frais (art. 62 al. 3 LTF).
Que le recourant supporte les frais judiciaires et doit verser à l'intimée une indemnité à titre de dépens (art. 66 al. 1 et art. 68 al. 2 LTF).
par ces motifs, vu l'art. 108 al. 1 let. a LTF, la Présidente prononce:

Le recours est irrecevable.
2.
Les frais judiciaires, arrêtés à 500 fr., sont mis à la charge du recourant.
3.
Le recourant versera à l'intimée une indemnité de 1000 fr. à titre de dépens.
4.
Le présent arrêt est communiqué aux parties et au Tribunal cantonal de l'État de Fribourg, IIe Cour d'appel civil.
