Aus den Erwägungen:

  1. Hausfriedensbruch wird gemäss Art. 186 StGB nur auf Antrag verfolgt, und antragsberechtigt ist nach Art. 28 Abs. 1 StGB der durch die Tat Verletzte. Verletzt im Sinne dieser Bestimmung ist nach ständiger Rechtsprechung nur, wer Träger des unmittelbar angegriffenen Rechtsgutes ist (BGE 86 IV 82 mit Verweis auf frühere Urteile). Art. 186 StGB schützt das Hausrecht, nämlich die Befugnis, über einen bestimmten Raum ungestört zu herrschen und in ihm seinen eigenen Willen frei zu betätigen. Träger dieses Rechts ist derjenige, dem die Verfügungsgewalt über den Raum zusteht, im Falle einer Mietwohnung der Wohnungsmieter (BGE 83 IV 156). Er allein ist daher durch den Hausfriedensbruch, der in den gemieteten Räumen begangen wird, unmittelbar verletzt. Seine mit ihm in der Wohnung zusammenlebenden Angehörigen oder Familiengenossen und dergleichen sind zwar befugt, für den Mieter das Hausrecht auszuüben, d.h. dem Eindringling das Betreten der geschützten Räume zu verbieten und ihn zur Entfernung aufzufordern; sie handeln aber in Vertretung des Berechtigten und sind als nicht direkt Verletzte nicht selbständig zum Strafantrag berechtigt (HAFTER, Bes. T. S. 110, 114; THORMANN/OVERBECK, Bd. II S. 188 N. 21). Sie sind demzufolge nicht Antragsteller im Sinne von Art. 270 Abs. 1 BStP und damit auch nicht zur Nichtigkeitsbeschwerde legitimiert.. ....

  2. In der Sache selber erklärt die Anklagekammer, es sei nicht bewiesen, dass Frau Übelhart den Gang der Wohnung betreten und sich darin aufgehalten habe. Diese Feststellung beruht entgegen der Behauptung der Beschwerdeführer nicht auf einem offensichtlichen Versehen, sondern ist von der Vorinstanz bewusst auf Grund der Beweiswürdigung getroffen worden. Sie bindet daher den Kassationshof und kann mit der Nichtigkeitsbeschwerde nicht angefochten werden (Art. 273 Abs. 1 lit. b und Art. 277 bis Abs. 1 BStP).

Die Anklagekammer stellt aber im weitern fest, Frau Übelhart sei unter der geöffneten Wohnungstüre stehen geblieben und habe "verschiedentlich das Schliessen der Wohnungstüre durch die Strafklägerin verhindert". Daraus ergibt sich, dass Frau Koch, wenn nicht ausdrücklich, so doch deutlich erkennbar Frau Übelhart aufgefordert hat, den Eingang zur Wohnung zu verlassen, und dass Frau Übelhart diesen Willen rechtswidrig missachtete, indem sie der Aufforderung nicht sofort Folge leistete, sondern das Schliessen der Türe, ohne dazu befugt zu sein, wiederholt und somit während einer gewissen längeren Dauer verhinderte. Der Tatbestand des Hausfriedensbruches, begangen durch unrechtmässiges Verweilen, ist daher objektiv erfüllt (vgl. BGE 83 IV 70). Dass Frau Übelhart nicht mit ihrem ganzen Körper in den Gang der Wohnung getreten, sondern unter der Türe stehen geblieben ist und, wie sie in der Beschwerdeantwort geltend macht, nur mit ihrem zwischen Türe und Schwelle eingeklemmten Schuh sich dem Willen des Berechtigten widersetzt hat, ist unerheblich. Sie hat dadurch nichtsdestoweniger den Anspruch des Wohnungsinhabers auf Freiheit von fremder Störung verletzt (HAFTER, Bes. T. S. 112; LOGoz, N. 4 a zu Art. 186 StGB; Leipziger Kommentar, 8. Aufl. Anm. III Ziff. 1 zu § 123 DStGB; SCHÖNKE-SCHRÖDER, 8. Aufl. S. 527).
