Vu le recours en matière civile interjeté le 24 avril 2007 par X.________ contre l'arrêt rendu le 22 janvier 2007 par la Ie Cour d'appel civil du Tribunal cantonal de l'Etat de Fribourg dans la cause précitée;
Vu la requête d'effet suspensif formulée par le recourant;
Vu l'écriture du 16 mai 2007 par laquelle l'intimée déclarait s'opposer à l'octroi de l'effet suspensif;
Vu l'ordonnance présidentielle du 25 mai 2007 rejetant la demande d'effet suspensif;
Vu la réponse déposée le 24 mai 2007 par l'intimée;
Vu l'ordonnance présidentielle du 26 avril 2007 invitant le recourant à verser une avance de frais de 7'500 fr. jusqu'au 14 mai 2007 au plus tard, délai prolongé par la suite à deux reprises jusqu'au 13 juillet 2007;
Vu l'ordonnance présidentielle du 25 juillet 2007 impartissant au recourant, conformément à l'art. 62 al. 3 LTF, un délai, non prolongeable, au 28 août 2007 pour verser ladite avance;
Vu la lettre du 27 août 2007 par laquelle le conseil du recourant informe le Tribunal fédéral que son mandant retire le recours;
Considérant qu'il y a lieu de prendre acte de ce retrait et de rayer la cause du rôle (art. 32 al. 2 LTF);
Vu, quant aux frais, l'art. 65 al. 1 et al. 2 let. b LTF ainsi que l'art. 66 al. 2 et 3 LTF;
Considérant que l'intimée, qui s'est déterminée sur la demande d'effet suspensif et a déposé une réponse au recours, a droit à de pleins dépens en application de l'art. 68 al. 1, 2 et 4 LTF,
Ordonne:

Il est pris acte du retrait du recours en matière civile.
2.
La cause 4A_110/2007 est rayée du rôle.
3.
Un émolument judiciaire de 500 fr. est mis à la charge du recourant.
4.
Le recourant versera à l'intimée une indemnité de 8'500 fr. à titre de dépens.
5.
La présente ordonnance est communiquée en copie aux mandataires des parties et à la Ie Cour d'appel civil du Tribunal cantonal de l'Etat de Fribourg.

Whether the civil appeal should be taken off the docket after the appellant withdrew it
The Court took note of the withdrawal and ordered the case stricken from the roll.
A withdrawn appeal no longer requires a merits decision; the Court therefore recorded the withdrawal and removed the case from the docket under Art. 32(2) LTF.
Allocation of court costs and party costs after withdrawal of the appeal
The appellant was ordered to pay a judicial fee of CHF 500 and to compensate the respondent with CHF 8,500 in costs.
Given the respondent's participation on the request for suspensive effect and its response on the merits, it was entitled to full party costs; court fees were allocated against the withdrawing appellant.
